This mixed-use building is conceived as a compact yet highly articulated urban intervention, designed to maximize presence on a constrained site. The architecture is defined by a clear volumetric hierarchy, where a grounded brick base establishes a strong connection to the street, while upper levels are expressed through a refined system of dark and light paneling. This contrast enhances the building’s identity and reinforces its contemporary character within the surrounding residential fabric.

Project details 

The massing strategy emphasizes clean geometries and cantilevered elements, introducing depth and movement along the façade. Projecting balconies and framed window openings create a dynamic rhythm, while also extending interior spaces outward to engage with the streetscape. The careful placement of glazing balances openness with privacy, ensuring comfortable interior environments without compromising the building’s bold exterior expression.

Developed for Buckley’s Construction, the project reflects a pragmatic yet design-driven approach, where material efficiency and visual clarity work in tandem. The result is a modern, well-proportioned structure that contributes to the evolving character of Newmarket, offering a refined interpretation of low-rise urban living.
