Lima Architects Inc. is a Canadian architecture and interior design firm with studios in Burlington, Ontario and Santa Monica, California. Founded by Fernando Lima, the practice has grown steadily over two decades while maintaining the client-focused approach that defined it from the start.

We work across residential, commercial, and institutional typologies — from custom homes in Oakville to mid-rise condominiums in Burlington, medical facilities in Windsor, and office interiors across the GTA.

About our founder

Fernando Lima

Principal Architect, OAA, NCARB, AIA, CAB

Fernando Lima is the Principal Architect of Lima Architects Inc., bringing extensive experience across commercial, residential, institutional, mixed-use, and community-based architecture. He holds a Bachelor of Architecture and Urban Design and is affiliated with the Ontario Association of Architects, the National Council of Architectural Registration Boards, the American Institute of Architects, and the California Architects Board.

Fernando’s work spans a wide range of project types, including multi-unit residential developments, condominiums, townhouse communities, commercial plazas, medical and office buildings, restaurants, daycare facilities, municipal renovations, recreation centres, schools, and public-sector facilities. His project experience includes work for municipalities, school boards, private developers, commercial tenants, and institutional clients across Ontario.

As Principal Architect, Fernando combines design vision with practical project leadership. His approach is grounded in the belief that successful architecture must balance beauty, functionality, constructability, and long-term value. Whether leading a residential development, commercial renovation, institutional addition, or adaptive reuse project, he focuses on creating spaces that are purposeful, efficient, and responsive to the needs of both clients and end users.

Through Lima Architects Inc., Fernando continues to guide projects with a hands-on, solutions-oriented approach, helping clients move from concept to approvals, construction documentation, and project delivery with clarity and confidence.

Fernando Lima is a highly experienced architect specializing in commercial, residential, and institutional projects.
